Full-Time | Monday–Friday
On-Call Rotation: 1–2 weekends per month
Location: Methuen, MA | Methuen & Manchester, NH Area
Compensation: $28.00–$32.00 per hour, based on experience

Arrowpoint Properties is growing, and we’re looking for a hands-on Maintenance Technician to help maintain safe, comfortable, and well-functioning apartment communities throughout the Methuen, MA and Manchester, NH areas.


For more than 20 years, Arrowpoint Properties has focused on creating well-maintained residential communities throughout New England. In this role, you’ll have the opportunity to work directly with our Maintenance Supervisor and Property Manager while helping residents receive timely, professional service.


This position is a strong fit for someone with apartment maintenance experience who is comfortable troubleshooting building systems, completing repairs independently, and handling a variety of general maintenance responsibilities.


Important Location Requirement
Candidates must live within approximately 30 minutes of the Merrimack Valley area.


What You’ll Handle
Apartment & Building Maintenance

  • Respond to resident work orders and complete repairs in a timely and professional manner
  • Troubleshoot and repair common apartment issues involving plumbing, electrical, HVAC, appliances, fixtures, switches, and building components
  • Perform general carpentry, painting, drywall, and related repair work
  • Diagnose maintenance problems and determine the appropriate repair or next step
  • Prepare vacant units for new residents and ensure apartments meet company standards
  • Help maintain common areas and building systems

Property & Grounds Support

  • Assist with seasonal property maintenance and groundskeeping
  • Help maintain exterior areas and community spaces
  • Support snow, weather-related, or seasonal maintenance needs as required
  • Identify potential safety or maintenance concerns and communicate them to property leadership

Resident & Team Service

  • Communicate professionally with residents regarding maintenance requests
  • Provide courteous and dependable service while working inside occupied apartments
  • Coordinate with the Maintenance Supervisor and Property Manager regarding repairs and priorities
  • Maintain accurate records and complete work orders using company systems
  • Work independently while knowing when to escalate complex issues

On-Call Responsibilities

  • Participate in an on-call rotation approximately 1–2 weekends per month
  • Respond to urgent maintenance issues according to established procedures
  • Remain available and responsive during assigned on-call periods

What You Bring
Required:

  • At least 2 years of apartment, residential, multifamily, or property maintenance experience preferred
  • General knowledge of multiple trades, including electrical, plumbing, carpentry, painting, drywall, and HVAC
  • Own basic hand tools required for routine maintenance work
  • Valid driver’s license and reliable transportation
  • Ability to live within approximately 30 minutes of the Merrimack Valley area
  • Ability to lift 50+ pounds and perform hands-on physical maintenance work
  • Comfortable working independently and managing multiple maintenance requests
  • Strong troubleshooting and problem-solving abilities
  • Professional communication and customer service skills

Preferred:

  • Previous experience maintaining apartment communities or multifamily properties
  • Experience with property management or maintenance work-order software
  • Spanish-speaking ability
  • Experience with HVAC, electrical, or plumbing troubleshooting
  • Familiarity with preventive maintenance practices

Work Environment
This is a hands-on property maintenance position requiring regular movement between apartment units, common areas, mechanical spaces, and outdoor property areas.

 

The role may involve:

  • Standing, walking, bending, kneeling, climbing, and reaching
  • Working with basic hand and power tools
  • Lifting and moving materials weighing 50+ pounds
  • Entering occupied and vacant apartment units
  • Working indoors and outdoors in changing weather conditions
  • Responding to maintenance issues during scheduled on-call weekends
